How to read these figures
The Zillow Home Value Index estimates the value of a typical home in the middle third of the market, single-family homes and condos together, smoothed and adjusted for the season. It covers all homes, not just those that sold, so it moves slowly. It is the best single number for “what is a typical Tampa home worth.” Tampa runs from downtown condos to waterfront houses in South Tampa, so a single neighborhood can sit far above or below it.
Median sale price is the middle price of homes that actually sold that month. It jumps around: over the past year Zillow’s monthly figure for Tampa ranged from $370,000 in August and September 2025 to $420,000 in June 2026. Read the trend over several months, not one.
Days to pending counts the days from listing to an accepted offer. Tampa’s figure rose into the 40s and hit 52 days in January 2026, then fell to the 20s this spring and was 29 in August.
The FHFA House Price Index tracks repeat sales and refinance appraisals of the same single-family houses over time. It is an index, not a dollar figure; what matters is the change. The Tampa metro division rose 1.07% from the second quarter of 2025 to the second quarter of 2026, a different picture from Zillow’s because it leaves out condos and counts houses with mortgages backed by Fannie Mae and Freddie Mac.
Tampa against its neighbors
The city’s typical value is a few hundred dollars above the Hillsborough County figure and about $19,000 above the metro area, which takes in Pinellas, Pasco and Hernando counties. Over the past year the city held its value slightly better than the county or the metro.
For the Census Bureau’s longer view, the 2023 American Community Survey five-year estimates put the median value of owner-occupied homes in Tampa at $375,300. See our Tampa population and growth page for more from the Census.
Before you buy
- Property taxes reset on sale. A home’s assessed value goes to market value the year after it sells, so the seller’s tax bill is not a guide to yours. See our property tax guide.
- Homestead exemption. File with the Property Appraiser by March 1 after you move in.
- Flood zones. The city’s flood information page and its flood map tool show the flood zone for an address.
- Hurricane season runs June 1 to Nov. 30. See our hurricane prep guide.
