Downtown Tampa is the city’s Central Business District as the City of Tampa maps it: about 524 acres on the east bank of the Hillsborough River, from the river and the Riverwalk east toward the Channel District. It holds City Hall, the county government center, the Tampa Convention Center and the city’s office towers, and homes, nearly all of them condo and apartment units in multistory buildings.

Where it is

The district runs along the Hillsborough River, with Ashley Drive, Tampa Street, Franklin Street, Florida Avenue and Kennedy Boulevard among its main streets and I-275 to the north. The city’s neighborhood registry lists the Downtown River Arts neighborhood association inside it, covering I-275 south to Kennedy Boulevard between the river and Marion Street, and an entry for the Tampa Downtown Partnership. The Channel District, with its own page, is to the east, and Tampa Heights, also with a page, is across I-275 to the north.

All 5,801 of the area’s address points in the city’s address layer are in ZIP code 33602. Of those, 5,272 (91%) carry a unit number, which is why most of downtown’s homes are apartments and condos.

Schools

From Hillsborough County Public Schools’ 2026-27 attendance zones, matched against every address point in the area:

Every address point in the district is zoned for the same three schools. Each school name links to its state report card. Zones can change, and an area split between zones is split by street, so check an exact address with the district’s Find Your Neighborhood School lookup. More in our schools guide.
