Tampa and its three nearest cities side by side: 2025 tax rates, zoned high schools and grades, Zillow home values, Census income and commute.
Last checked Oct. 10, 2026. Sources: the Hillsborough County Property Appraiser and Pinellas County Tax Collector 2025 millage tables, the Florida Department of Revenue, the two school districts’ zone maps, the Florida Department of Education’s 2026 school grades, the Zillow Home Value Index (Zillow Research), the Census Bureau’s American Community Survey 2020-2024 and each city’s website.
These are the three cities nearest to Tampa, measured between the Census Bureau’s internal points for each place: Temple Terrace, about 8 miles northeast in Hillsborough County, and Oldsmar and Safety Harbor, about 13 and 14 miles west across Old Tampa Bay in Pinellas County. The places nearer to Tampa, such as Town ‘n’ Country, Carrollwood and Egypt Lake-Leto, are unincorporated communities, not cities, so they have no city tax rate or city services to compare.
Two counties means two sets of county and school rates. Tampa and Temple Terrace share Hillsborough County’s rates and Hillsborough County Public Schools; Oldsmar and Safety Harbor share Pinellas County’s rates and Pinellas County Schools.

Hillsborough figures are from the Property Appraiser’s final 2025 millage table; in Hillsborough the last row is the Tampa Port Authority (0.0737), Children’s Board (0.4589) and Southwest Florida Water Management District (0.1831). Pinellas figures are from the Tax Collector’s 2025 millage rates, which group the last row as “other districts.” The “none” entries mean the table shows no such levy for that city.
City rates
Homestead exemption
Florida’s homestead exemption is set by the state, so it is the same in all four cities. The Florida Department of Revenue says it can cut a permanent residence’s taxable value by as much as $50,000 and qualifies the home for the Save Our Homes cap on yearly assessment increases. You apply to the county property appraiser, by March 1. More in our property taxes guide.

Each city’s zoned high schools for 2026-27, with their 2026 grades and the share of possible points each school earned in the state’s grading, from the Florida Department of Education’s school grades file. Each name links to the school’s state report card.
